✔️ Real Softwashing, Done Right
Your roof is a large investment, and we want to help you preserve and prolong its life and beauty. We don’t use zinc powders, zinc-based sprays, or shelf-worn retail chemicals. There are more amateur services that rely on zinc sulfate because it’s cheap, easy to procure, and doesn’t require proper equipment or expertise. It's not the professional standard for softwashing. 

Zinc sulfate fails to kill moss at the root, leading to fast regrowth. It's not biodegradable and can damage your roof and contaminate groundwater. To add insult to injury, they charge you real softwash prices. We do it right—using fresh, commercial-grade sodium hypochlorite and surfactants, applied with a low-pressure pump from our tanks through a chemical proportioner. That means deeper cleaning, safer application, and real, lasting results without the hidden risks or inflated costs.

Before we start any roof cleaning, we:

• Saturate landscaping and soil
• Flush downspouts
• Check and gutters (cleaning is required if blocked)
  If your gutters are blocked, we’ll include cleaning in your estimate as we prevent overflow to reduce any potential risk to delicate plants.

As we are smaller compared to some of the "fleet" companies. we have less overhead —without sacrificing method,  equipment, or care. We don't charge higher prices, despite using the right chemicals. We are caring for the environment and we focus on one property at a time. You get premium service,  clear communication, and premium results.

We Don’t Take a One-Size-Fits-All Approach.

Every surface requires the right cleaning method—and the right chemicals. At Bright Bigfoot, we tailor each softwash solution using a proportioner, not premixed or “one jug fits all” shortcuts. We also use surfactants that help the solution cling to surfaces while interacting with organic growth. This provides for a deeper, safer cleaning without harming plants, pets, or surfaces.

Here’s how we clean different surfaces:

• Asphalt Shingles: We apply a low-pressure sodium hypochlorite (SH) solution that kills moss and algae at the root without damaging your shingles. We use high-quality surfactants, which allow less active chemical to do more before it naturally run off.
• Tile Roofs (Clay/Concrete): These can handle a stronger SH mix, ideal for removing heavy buildup.
• Wood Shake (as well as fences and decks): We avoid SH and use sodium percarbonate (an oxygen-based cleaner) to protect the wood’s color and structure.
• Slate & Synthetic: We use a moderate SH mix that’s safe for delicate materials.

• Vinyl: Tough on mildew and algae, but gentle enough not to warp or stain.
• Wood Siding: Usually painted, so we use a diluted SH mix. For unpainted shakes, we prefer oxygen-based cleaners.
• Stucco & Brick: These porous surfaces need a balanced SH mix to avoid damage while removing stains and mildew.

• Concrete, Pavement, Driveways: Cleaned with classic high-pressure washing. Depending on the surface, we  often pretreat with a light SH and surfactant to provide brighter results.
• Metal Roofs: We typically avoid softwashing metal unless we’re addressing oxidation removal. (Special compound that leverages 2-Butoxyethanol and disodium oxosilanediolate).
• Graffiti Removal: We offer graffiti removal services for metal and concrete surfaces. We directly apply a product specifically designed for this kind of task then use high-pressure washing.
